Prepare the Fajita Vegetables
In a skillet, heat a tablespoon of oil over medium heat. Add sliced bell peppers and onions. Sauté for about 5-7 minutes until they are soft and slightly charred. Remove from heat and set aside.

Char the Corn
If using fresh corn, cut the kernels from the cob and char them in the same skillet until slightly browned (about 3-5 minutes). If using canned or frozen corn, simply heat it until warm and slightly charred. Set aside.

Assemble the Quesadilla
On a clean surface, lay one flour tortilla. Sprinkle a generous amount of the three cheese blend evenly over half of the tortilla. Top with fajita vegetables, charred corn, and a bit more cheese. Fold the tortilla over to cover the filling.

Cook the Quesadilla
Heat a non-stick skillet over medium heat and add a small amount of oil or cooking spray. Place the folded quesadilla in the skillet and cook for about 3-4 minutes on each side, or until the tortilla is golden brown and the cheese has melted.

Serve
Remove the quesadilla from the skillet and let it cool for a minute. Slice into wedges and serve with pico de gallo, sour cream, and salsa on the side.
