Prepare the Chicken/Beef
In a large bowl, mix the boneless chicken breast or beef strips with olive oil and fajita seasoning. Ensure the meat is evenly coated. Let it marinate for at least 15 minutes.

Sauté the Vegetables
In a large skillet, heat a tablespoon of olive oil over medium-high heat. Add sliced bell peppers and onion. Sauté until the vegetables are tender and slightly caramelized, about 5-7 minutes. Remove from skillet and set aside.

Cook the Meat
In the same skillet, add the marinated chicken or beef. Cook over medium-high heat until the meat is browned and cooked through, about 5-10 minutes (depending on the thickness of the strips).

Prepare the Sides
While the fajitas are cooking, prepare the sides: arrange lettuce, shredded cheeses, guacamole, sour cream, and pico de gallo on a serving platter.

Serve the hot fajitas with warm flour tortillas and the assorted toppings on the side.
