    Prepare protein and vegetables

    Thinly slice the chicken breast across the grain into 1/4-inch strips. Slice the onion into thin half-moons and cut the bell peppers into 1/4-inch strips. Mince the garlic.

    Season

    In a large bowl, combine the sliced protein with chili powder, ground cumin, paprika, dried oregano, salt, black pepper and 1 tablespoon of vegetable oil. Toss to coat evenly. Let rest 10 minutes to absorb flavors (or marinate up to 2 hours in refrigerator).

    Cook filling

    Heat a large skillet or cast-iron pan over medium-high heat. Add the remaining 1 tablespoon vegetable oil. When oil is hot and shimmering, add the seasoned protein in a single layer. Cook, stirring occasionally, until browned and cooked through (about 4–6 minutes for chicken). Remove cooked protein to a plate. If using steak, cook to desired doneness and rest 5 minutes before slicing thinly.

    Sauté vegetables

    Return the skillet to medium-high heat. Add a splash more oil if the pan is dry, then add the sliced onion and peppers. Sauté for 4–5 minutes, stirring occasionally, until softened and slightly charred at the edges. Add the minced garlic and cook 30–45 seconds until fragrant.

    Combine and finish

    Return the cooked protein to the skillet with the peppers and onions. Stir to combine and cook 1–2 minutes to meld flavors. Remove from heat and stir in the fresh lime juice and chopped cilantro (if using). Taste and adjust seasoning with a pinch of salt or pepper if needed. Set filling aside.

Quesadilla assembly & cooking

    Heat a large nonstick skillet or griddle over medium heat. Spread a thin film of butter or oil on one side of a tortilla (this will be the outside that contacts the pan). Place tortilla buttered-side-down on the skillet.

    On the exposed (top) side of the tortilla in the pan, evenly distribute about 1/2 cup shredded cheddar and 1/4 cup shredded Monterey Jack (adjust cheese amount to preference), leaving a 1/2-inch border. Spoon approximately 3/4 to 1 cup of the warm fajita filling over half of the tortilla (one semicircle). Sprinkle a little extra cheese over the filling to help it bind. If using cilantro, you can add a few leaves now.

    Fold the tortilla over the filling to form a half-moon. Cook 2–3 minutes until the bottom is golden brown and crisp and the cheese begins to melt. Carefully flip the quesadilla using a spatula and cook another 1.5–2 minutes until the other side is golden and cheese is fully melted. If the quesadilla browns too quickly before the cheese melts, reduce heat to medium-low and cover the pan briefly (30–60 seconds) to trap heat.

    Transfer the cooked quesadilla to a cutting board and let rest 1 minute, then slice into 3–4 wedges. Repeat the assembly and cooking process with remaining tortillas, filling and cheese. Replenish pan with a little butter or oil between batches as needed.

    Serve warm with sour cream, salsa and guacamole on the side. Optionally garnish with extra lime wedges and chopped cilantro.
