In a large mixing bowl, combine pancake mix, eggs, milk, and vanilla extract. Whisk until smooth and there are no lumps.

Cook the Pancakes
Heat a non-stick skillet or griddle over medium heat. Melt 1 tablespoon of butter in the skillet. Pour 1/4 cup of pancake batter onto the skillet. Cook until bubbles form on the surface, then flip and cook for an additional 1-2 minutes or until golden brown. Repeat with remaining batter, adding more butter as needed.

Prepare Toppings
While the pancakes are cooking, wash and prepare the fresh berries. Place them in a bowl and set aside. Prepare the whipped cream and chocolate chips in separate bowls for easy access.
