Dry ingredients
In a large mixing bowl whisk together the all-purpose flour, granulated sugar, baking powder, baking soda, and fine salt until evenly combined and aerated.

In a separate bowl or large measuring cup whisk the buttermilk, eggs, melted cooled butter, and vanilla extract until smooth.

Make a well in the center of the dry ingredients and pour in the wet mixture. Stir gently with a spatula or wooden spoon just until combined. The batter should be lumpy — do not overmix. If the batter is very thick, add 1–2 tablespoons additional buttermilk to reach a pourable but slightly thick consistency.

Fold in chocolate
Fold the mini semisweet chocolate chips into the batter with a few gentle strokes so they are distributed but the batter remains airy. Let the batter rest for 5–10 minutes; this hydrates the flour and yields lighter pancakes.

Preheat griddle
Heat a nonstick griddle or large skillet over medium heat until warm. If using an electric griddle, set to 375°F (190°C). Test heat by sprinkling a few drops of water — they should sizzle and evaporate.

Cook pancakes
For each pancake, pour about 1/4 cup batter onto the hot griddle (adjust size as desired). Cook until bubbles form across the surface and the edges look set, about 2–3 minutes. Sprinkle 4–6 additional chocolate chips on top of each pancake immediately after pouring if you want visible chips. Flip with a thin spatula and cook the second side until golden brown, about 1–2 minutes more. Internal temperature should be around 200°F (93°C) when fully cooked.

Transfer cooked pancakes to a warm oven set to 200°F (95°C) on a baking sheet in a single layer while you finish remaining batter to keep them warm and slightly crisp at the edges.
