Prepare cheese blend
In a medium bowl, combine shredded cheddar and Monterey Jack cheese. Stir gently to distribute evenly. Season the blend with 1/4 tsp salt and a pinch (about 1/8 tsp) black pepper and toss to combine.

Butter tortillas
Spread about 1/2 tablespoon unsalted butter on one side of each tortilla (the buttered side will contact the skillet). Reserve remaining butter for cooking additional quesadillas.

Cook first quesadilla
Place one tortilla in the skillet, buttered-side down. Immediately sprinkle about 1/2 cup of the cheese mixture evenly over the tortilla, keeping cheese about 1/2 inch from the edge. Top with a second tortilla, buttered-side up. Cook for 2 to 3 minutes, pressing gently with a spatula, until the bottom is golden brown and cheese begins to melt.

Flip and finish
Carefully flip the quesadilla with a wide spatula. If the skillet seems dry, add 1/2 tablespoon butter around the edge before flipping. Cook the second side for another 1.5 to 2 minutes until golden brown and cheese is fully melted. Reduce heat slightly if browning too quickly before cheese melts.

Rest and slice
Transfer cooked quesadilla to a cutting board and let rest 1 minute to allow the cheese to set slightly. Using a pizza cutter or sharp knife, slice into 4 wedges. Repeat the process with remaining tortillas and cheese, adding 1/2 tablespoon butter per additional quesadilla as needed.

Arrange quesadilla wedges on a serving plate. Serve immediately with salsa, sour cream, and guacamole or sliced avocado on the side. Garnish with chopped cilantro and lime wedges for squeezing over the quesadillas.

Notes: For crispier edges, cook at medium-high for shorter time; for extra melty center, cover the pan for 30–45 seconds after adding the top tortilla. All ingredients in the garnish section are optional and can be adjusted to taste.
