    Make the marinade

    In a medium bowl whisk together lime juice, 3 tbsp olive oil, soy sauce, minced garlic, cumin, chili powder, smoked paprika, oregano, 1 tsp kosher salt, 1 tsp black pepper and red pepper flakes (if using) until combined.

    Marinate the steak

    Place the steak in a large zip-top bag or shallow dish and pour the marinade over it, turning to coat. Press out excess air and seal (or cover dish). Refrigerate for at least 30 minutes and up to 4 hours. Do not marinate longer than 8 hours to avoid changing texture.

    Bring to room temperature

    Remove steak from refrigerator 20–30 minutes before grilling to come closer to room temperature for even cooking. Reserve marinade.

    Preheat grill

    Preheat a gas or charcoal grill to medium-high, about 450–500°F (230–260°C). Oil the grates lightly to prevent sticking.

    Grill the steak

    Remove steak from marinade and let excess drip off. Place steak on the hot grill and cook about 4–6 minutes per side for medium-rare (internal temp 130–135°F / 54–57°C), or 6–8 minutes per side for medium (140–145°F / 60–63°C), depending on thickness. Use tongs to turn once. Discard any remaining marinade that touched raw meat.

    Rest and slice

    Transfer steak to a cutting board and tent loosely with foil. Rest 8–10 minutes. Slice thinly against the grain into 1/4-inch strips. Sprinkle a little kosher salt if needed.

    Prepare and cook vegetables

    While the steak rests (or while grill heats), core and slice bell peppers into 1/2-inch strips. Peel and slice onion into similar-width slices. In a large bowl toss peppers and onion with 2 tbsp olive oil, 1/2 tsp kosher salt and 1/2 tsp black pepper. Place vegetables on a grill pan or directly on grill grates and cook, stirring or turning occasionally, until softened and charred in spots, about 6–10 minutes.

    Warm tortillas

    Warm tortillas on the grill for 15–30 seconds per side until pliable with light char marks, or wrap in foil and heat for 5 minutes. Keep them wrapped in a towel to stay warm.

    Assemble fajitas

    Place warmed tortilla on a plate. Add a few slices of sliced beef, a generous portion of grilled peppers and onions, a sprinkle of chopped cilantro, a squeeze of fresh lime juice, and optional sour cream or shredded cheese as desired. Serve additional lime wedges on the side.

    Serve immediately while hot so tortillas remain pliable and beef remains juicy. Enjoy with rice, beans, or your preferred sides.
