Filling
Prep protein and vegetables
Pat the chicken breasts or flank steak dry and thinly slice against the grain into 1/4-inch strips. Slice bell peppers into 1/4-inch strips and thinly slice the onion. Place the protein in a bowl.
Season protein
Add 1 tablespoon olive oil, lime juice, chili powder, ground cumin, smoked paprika, garlic powder, onion powder, salt, and black pepper to the protein. Toss to coat evenly and let sit 10 minutes while you heat the pan (or refrigerate up to 1 hour).
Cook vegetables
Heat a large skillet or cast-iron pan over medium-high heat. Add 1/2 tablespoon olive oil. When shimmering, add the sliced onions and bell peppers in an even layer. Cook, stirring occasionally, until softened and lightly charred, about 6–8 minutes. Transfer vegetables to a plate and set aside.
Cook protein
Return the pan to medium-high heat and add the remaining 1/2 tablespoon olive oil. Add the seasoned chicken or steak strips in a single layer (work in batches if necessary to avoid overcrowding). Cook, undisturbed for 2–3 minutes to get a sear, then stir and continue cooking until cooked through (chicken 4–6 minutes total; steak 3–5 minutes depending on thickness). Internal temp for chicken should reach 165°F (74°C).
Quesadilla Assembly
Assemble quesadillas
Wipe the skillet clean or use a second large nonstick skillet and place over medium heat. Lightly butter or oil one side of a tortilla (this will be the outside). Place the tortilla buttered-side-down in the pan. Sprinkle about 1/4–1/2 cup shredded cheese evenly over the tortilla, leaving a 1/2-inch border. Add a generous 1/4 to 1/3 cup of the fajita filling over the cheese, then top with another 1/4 cup cheese (cheese on both sides helps it stick).
Cook quesadilla
Place a second buttered tortilla on top (butter side up) or fold the tortilla over if using a single large tortilla. Cook 2–3 minutes until the bottom is golden brown and cheese starts to melt. Carefully flip the quesadilla with a spatula and cook another 1.5–2 minutes until the second side is golden and cheese is fully melted. If using a folded tortilla, press gently with a spatula while cooking.
Finish and rest
Transfer the cooked quesadilla to a cutting board and let rest 1 minute (this helps the cheese set slightly). Using a sharp chef's knife or a pizza cutter, slice into 4 wedges. Repeat with remaining tortillas, adding more butter or oil to the pan as needed.
Optional Toppings & Sides
Serve the quesadillas hot with sour cream, salsa or pico de gallo, guacamole or sliced avocado, chopped cilantro, and lime wedges on the side. Spoon or dollop toppings as desired.
