Preheat and prepare

Preheat oven to 400°F (200°C). Line a baking sheet with parchment or use a wire rack set over a baking sheet for better air circulation.

Brush waffles

If using frozen waffles, thaw slightly according to package so they separate easily. Place 6 waffles on the prepared sheet or rack. Mix melted butter and olive oil, brush or lightly drizzle over the top of each waffle to promote browning. Sprinkle each waffle with a light pinch of kosher salt.

Toast baseline

Toast the waffles in the oven 6–8 minutes until starting to crisp and turn golden. Remove from oven and keep oven on.

Signature Garlic Sauce

While the waffles toast, make the garlic sauce. In a medium bowl combine 1 cup mayonnaise and 1/4 cup Greek yogurt. Stir until smooth.

Add 6 finely minced or grated garlic cloves, 1 tablespoon lemon juice, 1 teaspoon extra-virgin olive oil, 1/2 teaspoon dried oregano, 1 tablespoon chopped fresh parsley, 1/2 teaspoon salt, 1/4 teaspoon freshly ground black pepper and the optional 1/4 teaspoon sugar. Mix thoroughly and taste; adjust salt, lemon, or garlic to preference.

For best flavor, let sauce rest at room temperature for 10 minutes while you finish assembly (or refrigerate up to 24 hours).

Topping and Assembly

Spread sauce: Remove the partially toasted waffles from the oven. Using about 2 tablespoons of garlic sauce per waffle, spread an even layer over the top surface of each waffle. Reserve any extra sauce for serving.

Add cheese: Evenly distribute shredded sharp cheddar over each sauced waffle (about 1/3 to 1/2 cup cheddar per waffle). If using mozzarella, sprinkle a smaller amount (about 2 tablespoons) on top of the cheddar for extra melt and stretch.

Finish baking: Return the topped waffles to the oven and bake 6–10 minutes more, until the cheese is fully melted and bubbling and the edges of the waffles are crisp. For extra browning, switch oven to broil for 1–2 minutes—watch closely to prevent burning.

Garnish and serve: Remove from oven. Sprinkle sliced chives or green onion and a light dusting of red pepper flakes if desired. Serve hot with additional garlic sauce on the side for dipping.
