1. Prepare and marinate steak
Pat the thinly sliced ribeye dry with paper towels. In a bowl combine the chopped chipotle in adobo, soy sauce, olive oil, lime juice, minced garlic, 1/2 tsp black pepper and 1/4 tsp salt. Add the steak and toss until evenly coated. Let marinate at room temperature for 10–15 minutes (or refrigerate for up to 2 hours).
2. Sear the steak
Heat a large heavy skillet or cast-iron pan over high heat until very hot. Add 1 tsp olive oil to the pan and swirl. Add the marinated steak in a single layer (work in batches if necessary). Let cook, undisturbed, 1–2 minutes to develop a crust, then stir and spread to finish cooking another 1–2 minutes. Remove steak to a plate; it should be cooked through but still tender.

3. Sauté onions and peppers
Reduce heat to medium. In the same skillet add 1 tbsp butter and 1 tsp olive oil. Add the thinly sliced onion, red bell pepper and jalapeño (if using). Sprinkle with 1/4 tsp salt and 1/4 tsp black pepper. Sauté, stirring occasionally, 6–8 minutes until vegetables are softened and edges begin to caramelize.

5. Toast the rolls
Slice the hoagie rolls lengthwise. Spread 1 tbsp butter across cut sides and toast in a hot skillet or under a broiler until golden and crisp, about 1–2 minutes per side (watch carefully).
6. Melt cheese over steak
Spread the steak and vegetable mixture evenly and make shallow wells for cheese on top. Distribute the 4 oz of Monterey Jack or provolone over the steak. Reduce heat to low, cover the pan with a lid for 1–2 minutes until the cheese melts, or transfer the steak mixture to an oven-safe dish and broil briefly until the cheese bubbles.
7. Assemble sandwiches
If using the optional chipotle sauce, mix mayonnaise, mashed chipotle, lime juice, smoked paprika and 1/8 tsp salt in a small bowl. Spread desired amount of sauce on toasted rolls. Pile the cheesy steak and vegetables into each roll, dividing evenly between the two rolls. Serve immediately.
