Prepare vegetables
Peel and finely dice the yellow onion (about 1/2 cup diced). Core, seed, and dice the green bell pepper into small 1/4- to 1/2-inch pieces (about 3/4 cup). If using frozen corn, thaw and pat dry; if canned, drain and rinse.
Sauté filling
Heat a medium nonstick skillet over medium heat. Add 1 tablespoon butter and 1 teaspoon vegetable oil (oil helps prevent burning). When butter melts and is foamy, add the diced onion and bell pepper. Sauté 4–5 minutes until softened and beginning to brown. Add the corn, salt (1 tsp), black pepper (1/2 tsp), and cumin (1/2 tsp). Cook another 2–3 minutes until corn is heated through and vegetables are fragrant. Taste and adjust seasoning. Transfer the mixture to a bowl and wipe the skillet clean.
Assemble quesadillas
Lay out 4 sun-dried tomato tortillas on a work surface. Divide the shredded cheddar-jack cheese evenly among the 4 tortillas, placing cheese over half of each tortilla (about 1/2 cup cheese per tortilla). Top the cheese with an even layer of the sautéed vegetable and corn mixture (about 1/4 cup filling per tortilla). Fold the empty half of each tortilla over the filling to make a half-moon quesadilla.
Cook quesadillas
Return the skillet to medium-low heat and add the remaining 1 tablespoon butter. When butter is melted and sizzling slightly, place one or two folded quesadillas in the skillet (do not overcrowd). Cook 2–3 minutes per side until the tortilla is golden brown, slightly crisp, and the cheese inside is fully melted. Press gently with a spatula for even contact. Repeat with remaining quesadillas, adding the remaining butter as needed.
Rest and slice
Transfer cooked quesadillas to a cutting board and let rest 1 minute to settle (this prevents hot cheese from spilling). Using a sharp knife or pizza cutter, slice each quesadilla into 2 or 3 wedges. Keep warm in a low oven (100–120°C / 210–250°F) if making ahead.
To Serve
Spoon sour cream and salsa into small ramekins or place them alongside the quesadilla wedges on a serving plate. Garnish with chopped fresh cilantro and serve with lime wedges for squeezing over the quesadillas if desired.
